Glade Springs Resort will soon be for sale by Justice Companies

In a letter to Glade Springs stakeholders first reported by WVNS News yesterday, Jay Justice shared his family’s intentions to sell the famed resort. 

“When my family purchased Glade Springs in 2010 the future of Glade was in doubt and considering our long association with the property, the founding family and many of the residents it was the right decision to make,” he began. “We, along with the Management, Associates, Residents, Members, and the POA Board have gone through many changes in the past 14 years.”

 “The time has come for the Justice Family and Glade Springs to end our association,” he concluded. 

The sale is expected to occur later this year via CBRE Holdings, a large commercial real estate firm which regularly works with private capital firms.

Glade Springs is located in Daniels, WV. It is one of the larger employers in Raleigh County with approximately 100 workers. 

Homeowners at the resort have been involved in numerous lawsuits with the Justice Companies over the past decade relating to whether the Justices are responsible for paying dues alongside the homeowners for the benefit of the larger community. 

In 2021, Judge Robert Burnside ruled in favor of the homeowners against the Justices by awarding them $6.6 million in dues they were owed. Then in 2023, the Supreme Court upheld that ruling, as reported by Brad McElhinny of WV Metronews.

The disputes led, for example, to split ownership of the three golf courses on Glade’s property with the resort running one course and the homeowners running two via a nonprofit assocation called the Glade Springs Village Property Owners Association (GSVPOA). 

A request for comment to the GSVPOA about the announced sale was not immediately returned on Friday evening. 

Prior to the Justice acquisition of Glade Springs in 2010, EMCO Glade Springs Hospitality LLC owned the resort. Then they managed the property for the Justice Companies from 2010-2024.

EMCO is an LLC run by Elmer Coppoolse, who is the General Manager of Glade Springs Resort and the Chief Operating Officer of The Greenbrier Resort. 

Then in the spring of 2024, employees at Glade Springs received notification that a new management company would take over operations. 

Debts settled three months ago

In October 2024 as The Greenbrier was listed for public auction, the Justice Companies settled that debt with Beltway Capital which their lawyer Bob Wolford said at the time, “reaffirmed their dedication to the future of The Greenbrier Resort and Glade Springs Resort.” 

Jay Justice stated at that time, “We are excited to have successfully paid in full our obligations to Beltway Capital and look forward to the future of The Greenbrier and Glade Springs.”

In less than three months, the deed of trust to The Greenbrier has changed hands to a new lender and Glade Springs is up for sale. 

A request for further comment to Glade Springs on Friday evening was not immediately returned.
